Attic Build Out

their partnered architect, John Little, who developed a plan that made
the attic look as if it had been built as part of the original 1935
bungalow without sacrificing any usable space on the main floor. Both of
these were our primary goals and they were accomplished well beyond
expectations. John really listened and had great concepts. Dennis, the
PM, took this concept and made it a reality. He met with us at a minimum
weekly, and usually more often, to review project progress and answer
all of our questions. He was very conscious of the budget and stayed
within the quoted price. Dennis and his craftsmen were always
professional and courteous. We recommend Designer Properties to

Grant Park Attic Conversion

renovators and had heard nothing but horror stories from everyone we knew
about the process. Designer Properties shattered all of that. They were
as excited about our project as we were. Throughout the 5 month renovation
they were always on time, came in on budget, returned all our calls (and
text messages) and were great about setting (and meeting) expectations. The
space is finished and it is better than we imaged. Throughout the process
they offered suggestions and overcame obstacles like they were part of a
team. Our project is a two phase project and if I had the money right now I
would turn around and have them start the second phase tomorrow. They were

"I would highly recommend Dennis and the team at Designer Properties for
any and all of your remodeling needs. I had clear design ideas of what I
wanted to do with my old, small 1 bathrooms, but Dennis's innovation and
ideas allowed me to realize the perfect bathrooms I envisioned! I
interviewed several design/build firms and architects, and Designer
Properties was the most innovative and also among the most affordable. The
final product of my bathroom renovation is amazing and exceeded what I
thought possible - in fact, at my most recent party, several friends were
hanging out in the bathroom for over 30 minutes! The main bathroom was
L-shaped and started with institutional grey and green tile in the shower
and way up the walls, and white tiles on the floor. My project was not
simple from the beginning, and Dennis and his team worked with me to ensure
their work was consistent with my vision. I wanted to expand the bathroom's
size by absorbing a closet from the adjacent bedroom and then re-orienting
the hallway closet back into the adjacent bedroom. I also wanted to replace
the window with glass blocks and shift the placement of the toilet and the
tub/shower from its original orientation. I am very happy with the final
result - a spacious and inviting bathroom. The new bathroom has a slate tile
shower with a jacuzzi tub, a glass block window, a vessel bowl, oil-rubbed
bronze fixtures, and a modern elongated toilet. The most unique design
elements of the bathroom involved the stone pebbles on the perimeter of the
floor (carefully placed one stone at a time in a 6" border); the 12 X 12
square niches serving as shelves in the shower and 8 X 8 square niches on
one wall for decoration items. Each niche is lined in slate with a wall of
pebbles; and the custom-made stone slab vanity. The only thing I wish I
would have done differently was to ensure that the team covers things prior
to construction. Because the sub-floor of the bathroom was torn out
completely and replaced, my entire daylight basement/gym was covered in
dust, debris, caulk, grout, and all sorts of other miscellaneous
construction items. In addition, when working on the plumbing in another
spot, there was all sorts of debris scattered there. It was unfortunate that
the team did not cover my items more carefully, because this did result in
quite a bit of clean-up work on my part that seems endless (could have been
prevented). Though the team put up a dust shield at one point, every item in
my adjacent bedroom (currently an office) was covered in dust. However, the
team did try to clean up their space in the hallway, etc, each day before
leaving so I wasn't completely living in a dust bowl. Despite the
dust/debris issue, I would recommend Dennis and Designer Properties for
any and all of your remodeling needs - big or small. They are very
professional, flexible, and reasonably priced. They deliver quality work and
are, quite frankly, nice to work with."

"With our 1st project, we really expected the demolition of TWO of our
bathrooms to be a nightmare. Instead, Designer Properties made them a
dream come true. Before the process even began, they worked with us on a
complete design and fixture selection plan, so we knew exactly what was
going to happen in the project and when it was going to happen. Once the
work began, it progressed so rapidly, that some days I couldn't wait to get
home to see what had happened that day! The bathrooms were finished well
before I thought they ever could have been.
Project 2 - Kitchen and Exterior. After our experience with the bathrooms,
Designer Properties came back for a kitchen face lift and to freshen up
the exterior of the house. We had already chosen the cabinets and knew what
we wanted for the look of the space. Designer Properties removed the old
kitchen and installed the new design perfectly. While the kitchen work was
going on, they were outside adding new siding and trim and putting up some
great looking shutters!

"Designer
Properties worked with us every step of the way. We bought the home in
December of 2006 and began the rehab on January 24th. The home was
inhabitable when we bought it. There was extensive water damage to the
walls, flooring, ceiling and roof. Designer Properties gutted the home
and did a full renovation, rebuilding all the damaged areas and redesigned
the layout of the existing home. Designer Properties also did an external
finish by updating the porch and added two decks, giving the home a great
curb appeal. We began the project with a meeting at the property with
Designer Properties. Designer Properties worked with us on the design as well
as the purchase list. They came up with a couple of options for the remodel.
Once we decided on the plan we wanted, they put together a contract and we
started the project. The project took about 2.5 to 3 months to complete. The
crews they provided worked very well together, were very clean and courteous
and surprisingly they worked the entire time. There were many steps to this
project due to the condition of the home. Designer Properties explained
each phase and created a draw schedule for payment as the project
progressed. We are very happy with the outcome, the home looks great and now
is listed for sale. "

They Do What They Say
"Designer Properties removed our existing outdated kitchen, expanded the
kitchen into an unused bedroom, converting the room into a new larger
kitchen with eat-in breakfast room. Additionally, they gutted our old
original bathroom, and using more of the unused bathroom, created a larger
new bathroom.
We knew when we bought our home that the baths and kitchen were never going
to be sufficient for us on a long term basis. The kitchen was very cramped,
and the bathrooms were just ugly and small. Designer Properties met with
us and reviewed what we wanted. They presented us with a solution, to
utilize an unused bedroom, that we liked. Once we worked out all the details
and design, the work began. Designer Properties worked with us on our
cabinetry layout, spending time to make sure we were getting everything we
needed out of the new kitchen. We even used a custom cabinet maker they
suggested. Once work began, they were always here when they said they would
be, and the renovation went surprisingly quickly."
